I. Welcome. The December 2008 meeting of the Association Board of Directors was called to order at 10:05A at the home of Joan Trautman by retiring President Brooke Datz. Other outgoing and in­coming Directors present were Kim Biggerstaff, Shelley Hunter, Pat Jones, Laurie Kissack, Linda Neuenschwander, Tony Piehowicz, Joan Trautman, Tracey Rizor, and Bill Wilken. Also present, Mark Clapsadle, Association Architect.
 
II. November Minutes. Minutes from the November meeting were accepted unanimously without revision.
 
III. Treasurer's Report. Co­Treasurer Kim Biggerstaff presented the monthly financial report and stated that the Association's expenditures are substantially within budget in all categories save for utilities which currently exceed budget by approximately $700. The Board unanimously approved he financial report.
 
IV. Appointments. The Board unanimously approved the following homeowners as Association officers for 2009.

A. Architectural Review. The Board heard reports on the status of architectural covenant complaints and violations of homes located at 308 Bryn Du Drive, 396 Bryn Du Drive, 115 Derwyn Del Way, and 448 Glyn Tawel Drive. All issues pertaining to the home at 115 Derwyn Del Way have been resolved to the satisfaction of the Board. The Board agreed by consensus to seek resolution of issues at 308 Bryn Du Drive via direct conversation with the owners. If outstanding violations at 396 Bryn Du Drive are not resolved by a date certain, the Board will pursue legal action. Weather conditions will make it impossible to resolve until spring one outstanding issue at 448 Glyn Tawel Drive.
 
B. Membership. Pat Jones reported that annual dues notices will be mailed in March 2009.
 
C. Bryn Doings. Joan Trautman circulated the next edition of the Association newsletter and reported that it will provide homeowners detailed information on setting up luminaries on Christmas Eve.
 
D. Landscaping. Linda Neuenschwander reported that the Jim Neuenschwander and Joe Biggerstaff would erect a Christmas tree at the entrance to Bryn Du Drive as soon as weather permits.
 
E. Luminairies. The Board urged homeowners to assure that luminaries are set up in front of all properties on Christmas. Owners who are away for the holidays should make arrangements with a neighbor to set up luminaries in front of their property.
 
F. Complaints, Concerns and Compliments. None reported.
 
G. Covenants Revisions. It is expected that the Board will receive a draft of proposed revisions to the Association's covenants early in the new year.
 
VI. Annual Meeting. The Board concurred informally that the Annual Meeting was both swift and successful.
 
VII. New Business. The Board voted unanimously to accept a property insurance proposal submitted by Hoffmann & Associates. The new policy increases replacement value coverage on the White Barn. The Board also discussed
the liability that might accrue to the Association if injuries were to occur to skaters on either of its ponds. The Board will consult further on this issue with the Village attorney and its own legal counsel. VIII.
Future Meetings. The next meeting of the Board will be held at 9A, January 7, at Laurie Kissack's home.
